Mobile Home Park

Mobile home parks are considered as long as not more than 25% of the total spaces are used for RV. Mobile home parks vary in quality and amenities and all will be considered unless the RV component is too high.

Unlike other income producing residential properties, the tenant actually owns the mobile home and they rent the land on a monthly basis. This is called a "pad rental" because of the concrete pads on which the homes rest.

Because the tenants own the home and rent the land, it gives the park owners a few distinct advantages over the other income property. The first advantage is that the homeowner is responsible for the maintenance on the inside and the outside of the home, which saves a lot of time and money for the park owner. The second advantage is that their pride of ownership will typically result in the owners taking better care of their mobile home than if they were just renting it. Therefore, many mobile home parks look nicer because of the individual efforts of the tenants taking good care of them.
